Buying an Orchard

Kerikeri is known for horticulture and orchard property. These holdings should be assessed as both land and an operating asset, with careful attention to water, crops, infrastructure and business information.

Water and resource matters

Investigate water sources, storage, irrigation systems, consents, allocation and reliability. Confirm records with the relevant authorities and obtain specialist advice where water is central to value or production.

Confirm the supply for this property and purchaser

Ask whether water comes from an irrigation company, a bore, surface water, storage or a combination. Identify the supplier, account, authorised use, allocation, infrastructure ownership and any approval needed when ownership or use changes. Obtain written confirmation for your intended operation rather than relying on a neighbouring orchard’s arrangements.

Kerikeri Irrigation’s published scheme information, checked on 23 October 2026, distinguishes commercial and non-commercial supply and explains that changes in commercial activity can affect eligibility and share arrangements. Have the supplier and your lawyer confirm the position for the actual block before an agreement promises a transfer. Do not assume water shares or supply pass automatically with the land.

Request current charges, metering information, maintenance responsibilities, supply conditions and any relevant restrictions or interruption history. Match water availability and storage to the crop and planned area with a suitably qualified adviser. Check household drinking water separately from irrigation supply.

Land and plantings

Review soil, drainage, shelter, aspect, frost risk, crop age, varieties, health, replacement needs and production history. Independent horticultural, environmental and valuation advice may be appropriate.

Make production records comparable

Request several seasons of harvest, packout and sale records where available, with the planted and producing areas clearly identified. Separate gross crop receipts from the costs of labour, water, fertiliser, crop protection, harvesting, packing, transport, management and replacements. One strong season or a projected yield is a different basis from an established net return.

Ask what the figures include, whether they relate to this block alone, and whether any trees are immature or being removed. Your horticultural adviser, accountant and valuer can assess the evidence against crop condition, future expenditure and your own operating plan.

Operational infrastructure

Inspect buildings, loading areas, tracks, power, pumps, drainage and worker facilities. Clarify ownership of equipment and whether any business, supply, lease or employment arrangements form part of the transaction.

Marketing a productive property

Accurate information and a well-defined sale scope help qualified buyers compare opportunities. Ray White Kerikeri can explain marketing options and coordinate the property presentation alongside your professional advisers.

Define exactly what is being purchased

Ask for a written schedule separating land and buildings from crops, machinery, irrigation equipment, stock, contracts and any business assets. Clarify the treatment of the current crop, income and costs around settlement, and who remains responsible for work between the agreement and handover. Your lawyer and accountant should address the transaction structure, tax treatment and any commitments being assumed.

Check available consent and council records through Far North District Council’s property information. Compare records with what is on the ground and obtain advice about activities, buildings, access, water and environmental obligations relevant to the holding.

Plan the handover and your first season

Identify the operating instructions, service records, maps, keys and supplier contacts you will need. Budget for immediate maintenance, working capital and specialist management if you will not run the orchard yourself. Confirm insurance and finance for the actual use and assets before committing.

Discuss an orchard opportunity
