Curious to know the value of your property?

Curious to know what your property is worth?

As part of the service at Ray White Kerikeri, we would like to offer you an obligation free market appraisal for your home and/or investment property. This is an asset value check to keep you up to date with your home’s current value.

Please fill in the form below to discuss this further or to arrange a suitable time to visit.

What makes an appraisal useful?

An appraisal should explain the evidence behind the estimated selling range. Ask which recent sales and competing listings are relevant, when they were recorded and how their location, land, buildings, condition and features compare with yours. An advertised price is different from an achieved sale price.

For a Kerikeri town home, a Waipapa property or a lifestyle or horticultural holding, the comparison needs to reflect the actual asset. Water arrangements, access, outbuildings, improvements and productive use may need further explanation or specialist evidence. Tell the salesperson about work completed and any features that are not obvious on a first visit.

Prepare for the visit

Have the property address, your preferred timing and the reason for the appraisal ready. Gather information about renovations, consent and completion records, services, access and any relevant tenancy or other arrangements. Your lawyer can help identify title and disclosure questions. You do not need to commit to major presentation work before discussing which tasks are likely to matter.

Understand the limits of the estimate

A market appraisal is an informed estimate under current conditions. It does not guarantee a sale price or replace a registered valuation that a lender or another party may require. A council rating value, an online estimate and an appraisal can use different dates, evidence and purposes; ask what each figure represents.

If you need a value for lending, an estate, relationship property or another formal purpose, check the required type of advice with the relevant professional before relying on a selling appraisal.

Discuss the next step as well as the figure

Ask about likely buyers, sale methods, presentation priorities, marketing options, fees and expected communication. Request an itemised proposal and review any agency agreement before signing. Settled’s selling guidance explains the decisions involved when appointing an agent and marketing a home.
